Adjusting Door Closers

Tuesday, August 31st, 2010

Commercial doors need adjustments and repair when parts are not functioning properly or are falling off. If you notice a spot of oil on the ground at the threshold of the door or if a door is hard to lock you are having a problem.
There are different adjustments to be made depending on the features of your closer. Some have swing speed controls, latching speed controls, back check adjustment controls, and delay action controls.
Back check adjusts how easily the door opens and prevents the door from being flung wide open suddenly. Latching speed is when the door is fully shut this feature makes sure the door latches securely. The delay action allows the door to close steadily to allow time to enter and eliminates the need to pull the door shut after closing.
You should have a professional adjust your door closer.

Stanley Givens – Testimonial

Friday, August 27th, 2010

I am happy to say that your employees were very helpful with what have been a totally unpleasant situation at my home. My wife and I had our three-year-old grandson visiting with us for the week during what was apparently the hottest week of the year. We discovered late Tuesday evening that our air conditioning was not blowing any refrigerated air into our house. So, at 8:00 AM the next morning, my wife called the Johnson City company that had installed our unit some years ago. That company politely told her that they could not even come out to check our unit for ten days! After some thought, my wife called Leinbach Services Inc. and they had someone on the job by 10:00 that morning. It took two men all day, but by 4:30 that afternoon, my air conditioning was back up and running. I believe if it had not been for your employees, my wife and I would have been forced to take our grandson to a motel for the night.
Thank you very much.

Garbage Disposals: Keep your unit in working order

Tuesday, August 3rd, 2010

Garbage disposals are virtually self-cleaning and maintenance free. However, a malfunctioning garbage disposal can mean a messy headache, but one that can be avoided. Here are some ideas to keep your unit in good working order.

Always run cold water when grinding in order to move the waste all the way through the drain lines. Fats and grease congeal and harden in cold water which can then be flushed through the system. Do not use hot water when grinding because it can dissolve fats and grease, which may then accumulate in the drainline. Almost all biodegradable food waste can be fed into disposals. However, do not throw down the disposal clam or oyster shells, corn husks or other material with a high fiber content. Under no circumstances should you put glass, plastic or metal non-food materials through a disposal. This includes bottle caps, tin covers or aluminum foil–these are some of the items service technicians commonly find in clogged or broken disposals.

Cleaning the Garbage Disposal

At first, the odors may not be noticeable. However, given enough time and lack of cleaning, the unpleasant odors may become stronger as bacteria and mold grow. Cleaning the garbage disposal at least once a week with one of the following methods will help to keep it free of nasty bacteria and unsightly mold.

Method 1: Pour one half cup of baking soda down the kitchen drain. Carefully pour one cup of white vinegar down the drain on top of the baking soda. Place the drain stopper in the sink to close off the drain. If you have a double sink, you should do this for both of them. The mixture will fizz and make a bit of noise or fizzing sounds. Allow this to work its magic for a few minutes while you boil some hot water. Use a full teakettle or medium size pot of water. Once this has boiled, pour it down the drain.

Method 2: Using a clean container, mix a gallon of water with one tablespoon of liquid chlorine bleach. Carefully and slowly, pour the solution down the drain and allow it to sit for several minutes. Flush the drain thoroughly with cold water for several minutes.

Two methods you can use to unclog your toilet.

Tuesday, August 3rd, 2010

1) Only flush your toilet once if you have a clog. Reflushing will only add water and might overflow the bowl.
2) Put on plastic gloves if you have any.
3) Put down newspapers or rags on the floor to protect it from the water.
If you don’t have a plunger:
1) Add a tablespoon of dishwashing liquid to the bowl
2) Put water (about the temperature of hot tea) into a pot. From waist level, pour water into toilet bowl. (You need a least a couple of gallons to raise the temperature of the water.
3) Wait about 5 minutes. The water should go down. If not, you can try this again. If this does not work, you can try the plunger method.
Plunger method:
1) Make sure you are using the right plunger. The inexpensive ones do not get as good a seal as the rubber more expensive ones. You want your plunger to seal to the bottom of the toilet bowl and not squirt water out of the bowl when you press down on the plunger. You want all the pressure to go down the pipe.
2) Place the plunger slowly over the hole making sure the hole is completely covered.
3) Pull up on the plunger and then down to create pressure. Do this several times. It is the pressure that will loosen the clog.
4) If this does not work, you might have to resort to other methods.
5) If you are still having plumbing problems call Leinbach Services Inc. We take the “wait” out of service.

Helpful Hints to Prevent Clogged Drains

Tuesday, August 3rd, 2010

Placing strainers over a drain can help catch most materials before they can get sucked down and possibly caught. A strainer is much easier to clean and remove and dealing with a clog.

Never pour anything into your drains that may harden such as: glue, wax or paints. Also you should avoid using chemical drain cleaners whenever possible. It is much better to clear a clog mechanically than to use a harsh chemical that can corrode metal pipes. If you feel the need to use a drain cleaner there are more natural versions available now that can clear a clog without causing unnecessary damage. Running a few gallons of boiling water down the drain once a month can help clear any grease or hair. Also, as an alternative, you can add a bit of baking soda to the boiling water.

On the drains that have pop-up stoppers, you should remove them and rinse them off every few weeks to keep them clear of any materials that could slow draining water (hair is a common culprit especially in tubs and showers). Every few months remove your overflow plate, pull up the pop-up assembly to reach the spring/rocker arm and clear any accumulated materials.

Clogged Drains

Tuesday, August 3rd, 2010

Clogged drains are a common household problem. Some clogs you can take care of yourself and there are some that you need a professional plumber to take care of. Listed below are some simple tips to help you prevent clogged drains.

Kitchen Sink:

Pour grease into cans and throw them into your garbage cans. Emptying grease into the sink can cause it to collect on the sides of the pipe and then food particles will stick to that; eventually this can contribute to a clog.

When you are using your disposal to grind up food; run plenty of cold water to flush the food particles down the pipe. Using too little water can contribute to food particles collecting on the sides of the pipe.

Don’t empty coffee grounds in the sink.

Pour a kettle of boiling water down the drain once a week to melt away any fat or grease that may have collected.

Bathroom Sink:

Clean the pop-up stoppers in your sinks frequently. Hair can often collect there and cause clogs.

Never flush heavy paper products down your drains. Excess paper can clog your toilet.

Remember all of the drains in your home are connected. Just because the water in your kitchen does not drain does not mean that the clog is in your kitchen. The clog could be anywhere; from only a few feet down from the sink or outside the house in the sewer system.

Differences Between Mold and Mildew

Monday, August 2nd, 2010

Mold and mildew have many of the same characteristics, but they are different types of fungi, and are often different in color and texture. Mold and mildew are often mentioned together since they can both grow in many of the same moist and warm locations. However, most commonly mildew is often found in showers, paper and fabrics and mold is usually found more often than mildew in foods. They can sometimes be difficult to tell apart since both spread out from spores. Mold can vary in color from black, green, red or blue while mildew is usually gray or white.

There are two main types of mildew: powdery and downy. Powdery mildew is most commonly found on roses and other flowering plants. Downy mildew is found in agricultural products such as grapes and potatoes.
Both mold and mildew thrive in damp environments, so keeping areas dry is the main preventative measure to help eliminate the fungi. Bathrooms are a prime source of mold and mildew. Not only are they often damp, but they also usually do not have a lot of ventilation.
Some molds have toxins called mycotoxins that some people may be allergic to. Symptoms of a mold allergy can include headaches, asthma and coughing. Irritation of the eyes and throat could also occur as a result of breathing mold toxins. Although molds are not always harmful; the antibiotic penicillin was created from the mold of the same name.

A mildew infestation on paper and some fabrics cannot be scrubbed off, but a mildew remover can usually get rid of mildew on harder surfaces such as surfaces in bathrooms. Bleach solutions are often effective in killing both mold and mildew. A dehumidifier in the home can reduce moisture. Having a 75% humidity level or more encourages the growth of mold and mildew.
